Northwest Arkansas’ luxury market started 2026 with momentum. The five highest residential sales in Benton and Washington counties closed between mid-February and mid-March, with an average sale price of $2.19M and homes averaging 6,336 sq ft.

Buyers paid an average of 94.1% of list price, with one standout property even selling above asking.1

💪 Luxury demand is steady and confident.
Homes nearing or above $2M are still moving, with an average of 94% of list price achieved. That signals a healthy, motivated buyer pool at the top of the market.

🏡🌳 Buyers are prioritizing size + lifestyle.
The average home was 6,300+ sq ft, with large bedroom counts and acreage. The luxury buyer in NWA is clearly shopping for space, privacy, and long-term livability.

🆕 New construction is commanding a premium.
The only home that sold above list price was a new build (2025). That reinforces a pattern we’ve seen locally: buyers are willing to pay extra for turnkey, modern design and energy efficiency.

📊 Price per square foot remains strong.
With high list-to-sale ratios and strong PPSF numbers, pricing at the top end appears stable rather than softening.

🔎 Inventory is still limited at the high end.
Only five sales cracked the $1.5M+ mark in the quarter. When supply is thin, well-designed homes continue to attract serious competition.
